Policies

We strive to ensure the comfort and privacy of our guests, and in doing so, we uphold our policies for those staying with us. If you have a particular situation you would like to discuss, please email or call.

  • Must be 21 or older to book a reservation and at least one overnight guest must be over the age of 21.
  • Our check-in is at 3:00 p.m. Our check out is 11:00 a.m. We can arrange to hold your luggage if you arrive early or upon check-out until 8:00 p.m. that day.
  • We accept Visa, Master Card, American Express, Zelle, Venmo, or Paypal; however, a 2% processing fee will be added for each transaction. Having made a reservation means you agree to our Terms and Conditions and authorize us to charge your credit card card in full at the time of booking your reservation. Your reservation is guaranteed by your payment and will be confirmed by email or text message.
  • We recommend that you reserve with us to receive the best rate, but you may use third-party agents such as Airbnb and VRBO. Should you need to cancel your reservation, you must go back through their booking website. Additionally, if you reserve through a third-party, and there is a problem with your reservation, you will need to contact them directly. 
  • We offer a convenient, user friendly Keyless Entry Security System which eliminates the need for keys and key cards. Our front and back door features a keyless digital security lock to make it easy for guests to come and go without the need for a key or a key card. To enter the house, enter the four numbers of your private access code and the door will unlock. If you make an error several times, the red light flashes. Just wait a couple minutes until the red light stops flashing and try again. To lock the door, press the middle button and the door automatically locks. To help maintain the security of all our guests, please be sure the door is closed, locked and secured each time you leave the house.
  • We strongly recommend purchasing trip insurance to best protect your travel investment and to cover unexpected circumstances that would prevent you from traveling last minute. If you made your reservation via one of the following sites or their affiliates, Airbnb or VRBO, please contact them directly for a cancellation or change.
  • A two night stay is required. If you expect non-overnight guests to visit during your stay, please request authorization prior to booking. Our guest house is for registered guests only. We reserve the right to ask guests to leave, without refund of reservation, if this policy is broken.
  • Quiet hours are from 11:00 p.m. to 8:00 a.m.
  • Our Guest house is pet free.
  • We offer our guests a non-smoking property. If you smoke in the house, we will charge your credit card an additional $300 and may ask you to leave without reimbursement. However, you may smoke outside. Please let us know and we will provide ash trays. Please ensure that your smoking device is out before leaving the area.
  • Items left behind may be shipped to you. We charge the regular shipping fees plus $15 handling fee. Due to a lack of storage space, we can only hold left behind items for 2 weeks. If you feel you have left an item, please email or call us. 
  • Upon the scheduled arrival date of a booked reservation, no-shows and early departures will be charged the full amount of the original booking. There will be no refunds or reductions as of the arrival date.
  • Refunds are not provided for cancelations made over holidays and during special events.
  • Owner cannot be held responsible for bad weather or inclement weather conditions that may cause inconvenience or disruption for the guests.
  • The fee for late room checkout or early check-in is $50 per hour. Please let us know if you need a place to temporarily store your luggage.
  • Guests are responsible for excessive cleaning, damages, or breakage of any guest house property. These may include additional cleaning charges for removal of stains or odors.
  • Final expenses will be based upon actual documented costs, plus any lost income. A minimal fine of $300 will be charged to your credit card at time of damage. If damage or replacement is greater than $300, a final bill will be issued and additional charges applied to your credit card. 
  • For missing items, charges will be applied
  • We are not responsible for valuables or personal belongings that may be lost or stolen.
  • Wi-Fi may not be used to illegally download or distribute copyrighted material.
  • We reserve the right to refuse service to anyone who is not behaving reasonably.  This may result in the removal of all guests.
  • Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that.
  • We strongly recommend purchasing trip insurance to best protect your travel investment and to cover unexpected circumstances that would prevent you from traveling last minute. Please fax (240.236.0804) or email (info@grove-llc.com) requests for cancellations. It is your responsibility to call and confirm that your cancellation email/fax has been received. If you do not receive a cancellation confirmation email within 24 hours, please call to make sure we received your request.
